Telluride has had a spectacular summer and despite having a number of festivals left on the calendar, including Film and Blues and Brews, soon we'll be turning our thoughts to fall and winter. Real estate sales through July continued to lag behind 2022 with dollar volume down 34% and number of sales down 38%. July's sales numbers were heavily influenced by two large single-family home transactions, one at $7.7 million in Telluride and our listing at 167 Adams Ranch Road in Mountain Village which sold for $9,000,000. Together these two sales accounted for 37% of the market share in July.
In other news the community has also been busy with a variety of planning matters, including an updated East End Master Plan which is about to be released to the public for review/discussion. We encourage you to get involved and follow the process. Details can be found here: San Miguel County.
The Town of Telluride is also reviewing its Short Term Rental policies. Several studies indicate that STRs have not impacted affordable housing supplies.
