Telluride is coming to the end of its spring off-season. With the school’s two-week spring break concluding on the 19th, local families have returned to town for the final weeks of the school year. The unusually warm weather has significantly shortened the typical "mud season" and accelerated spring runoff well ahead of schedule.
Local infrastructure is also seeing improvements, as the Town of Telluride recently completed much-needed repairs to the bike path, promising smoother rides for the summer. However, the ongoing drought has already forced both Telluride and Mountain Village to implement water restrictions; residents and visitors are encouraged to check municipal websites for specific details.
This time of year marks a quiet period of transition before the arrival of Mountainfilm and the first wave of summer visitors. It is an ideal window to prepare for the summer selling season, which is consistently the most active period for the local real estate market. We anticipate a rise in new listings in the coming months and remain available to discuss market conditions for those considering selling.
Regarding market performance, the first quarter of 2026 remained relatively stable compared to 2025. While dollar volume increased by 9%, the total number of transactions decreased by 8%. This shift highlights a change in market dynamics: whereas the beginning of last year was driven by more affordable properties, the current trend shows a significant increase in high-end activity.
